Leak to dry to treated, one company in Penge
Penge's housing is dominated by dense Victorian and Edwardian terraces, many now split into flats, alongside mansion blocks and newer developments near Penge East and Penge West stations. This mix of original lath-and-plaster walls, suspended timber floors and later solid concrete extensions means water from a leak behaves very differently from room to room, making drying strategy and monitoring essential rather than optional.

Drying challenges in Penge homes
Suspended timber floors in Victorian terraces
Many Penge terraces still have original suspended timber ground floors with joists sitting close to the subfloor void. A burst pipe or overflowing bath sends water straight into this enclosed space, where it soaks joists and floorboards from below. Surface drying looks complete while timber underneath stays damp for weeks, risking rot and fungal growth if the void isn't ventilated and monitored properly.
Subdivided houses and shared party structures
A large share of Penge's Victorian and Edwardian stock has been converted into two or three flats, sharing floors, ceilings and party walls. A leak on an upper floor commonly tracks down through joist bays into the flat below, soaking plaster and skirting in a property the source flat doesn't even belong to. Coordinating access and drying across separate households slows response and lets moisture spread further.
Solid concrete extensions and screed floors
Rear kitchen extensions and newer flats near the Penge East and West station developments often have solid concrete floors finished with sand and cement screed. Once water gets beneath tiles or laminate, the dense screed holds moisture for a long time, drying slowly from the surface down. Left unchecked, trapped dampness pushes up through skirting and lower wall plaster, encouraging mould in corners and behind fitted units.
