Mould Inspection: Part of the Damp, Mould and Water Damage Assessment

Mould growth within a property can indicate underlying moisture problems and may affect indoor air quality and building materials. We inspect mould as part of the Damp, Mould and Water Damage Assessment, the one first visit that covers damp, mould and water damage. The Assessment identifies visible and hidden mould growth, finds the moisture conditions behind it and gives clear recommendations for remediation where required.

When a Mould Inspection Is Required

Mould growth within a property is often a sign of underlying moisture or ventilation issues. Inspecting the mould as part of the Assessment helps identify the extent of contamination, determine the likely cause and provide guidance on the appropriate remediation.

In some cases, structural drying may be required to address the moisture conditions allowing mould to develop.

During the Assessment, our specialists inspect the affected areas and identify the conditions allowing mould to develop.

Signs Mould May Be Present

Mould growth can develop gradually within a property and may not always be immediately visible. If you notice any of the following warning signs, an Assessment may be needed to identify the extent of contamination and the conditions allowing mould to develop.

In some cases, mould growth may indicate underlying moisture problems that may require further investigation through leak detection.

If you notice any of these warning signs, an Assessment can help identify the extent of contamination and determine the conditions allowing mould to develop.

How Mould Is Inspected During the Assessment

The mould inspection within the Assessment is designed to identify the extent of mould contamination, determine the underlying cause of moisture, and provide clear guidance on the most appropriate remediation steps. Our specialists carry out detailed assessments of affected areas to understand how mould has developed within the property.

Inspection

We begin with a detailed visual inspection of the affected areas, identifying visible mould growth, moisture staining, condensation patterns and areas where ventilation may be inadequate.

Moisture Assessment

Specialist moisture meters are used to assess moisture levels within walls, ceilings and surrounding materials. This helps determine whether damp conditions are contributing to mould growth.

If the cause cannot be confirmed from the surface, we will explain why and ask your permission before taking readings from inside the wall. This leaves a few small holes that are easy to fill.

Cause Identification

Our specialists assess possible causes such as condensation, ventilation issues, building defects or hidden leaks. Where necessary, further investigation may be recommended through leak detection.

Assessment Report

Following the Assessment, we provide a clear report outlining the findings, the likely cause of mould growth and recommendations for remediation or further investigation where required. Your report follows within 3 to 5 working days of the visit.

Damage Caused By Mould

Mould growth inside a property is often a sign of persistent moisture or ventilation problems. If mould is not properly addressed, it can continue spreading across surfaces and begin affecting building materials and indoor air quality.

Over time, untreated mould growth can lead to damage within walls, ceilings and surrounding finishes, as well as potential health concerns for occupants.

Below are some of the common problems mould growth can cause within a property.

Surface Damage

Mould growth can stain walls, ceilings and decorative finishes. Over time, surfaces such as plaster and paint may deteriorate and require cleaning, treatment or redecoration.

Timber Deterioration

Timber elements such as skirting boards, flooring and window frames can absorb moisture in damp environments. Prolonged exposure to mould and moisture may weaken timber and increase the risk of decay.

Ceiling & Wall Damage

Moisture and mould growth within walls or ceilings can lead to staining, bubbling paint and deterioration of plaster finishes if the underlying cause is not resolved.

Indoor Air Quality Issues

Mould spores can affect indoor air quality and may contribute to irritation, allergies or respiratory discomfort for some occupants, particularly in poorly ventilated spaces.

Frequently asked questions

Why does mould keep coming back after I clean it?
Cleaning removes the surface growth but not the cause. Mould returns wherever there is ongoing moisture, from condensation, a leak or damp. Our Damp, Mould and Water Damage Assessment finds that moisture source so the problem can be fixed properly.
Is black mould a sign of a bigger problem?
Often yes. Black mould usually points to excess moisture or poor ventilation in the building. Finding and resolving that underlying cause is what stops it returning.
What does a mould inspection involve?
Mould is inspected as part of the Damp, Mould and Water Damage Assessment. We inspect the affected areas, measure moisture levels, and determine the likely cause and extent. Where needed we recommend further steps such as leak detection or remediation.
