Leak to dry to treated, one company in Norwood
Norwood's housing runs from Victorian and Edwardian terraces around West Norwood and Gipsy Hill, many split into flats, to 1930s semis further towards Norbury and Thornton Heath, with pockets of post-war infill near Crystal Palace. Solid brick walls, lime plaster and converted lower-ground flats all hold water differently, making leaks slower and trickier to dry thoroughly.

Drying challenges in Norwood homes
Lime plaster in Victorian terraces
Many terraces around West Norwood and Tulse Hill still have original lime plaster on solid brick walls. This absorbs water readily and dries far more slowly than modern gypsum board, especially where a previous patch repair has sealed damp in behind a harder finish. Left unmanaged, trapped moisture in these solid walls encourages mould growth long after the leak itself is fixed.
Converted flats and shared voids
A large share of Norwood's Victorian and Edwardian houses, particularly around Gipsy Hill and Beulah Hill, have been divided into flats. A leak in an upper flat can saturate joists, ceiling voids and the floor below before it is noticed, affecting more than one household. Drying these shared voids properly needs access to both properties, which often delays the process.
Lower-ground flats and hillside drainage
Norwood sits on rising ground towards Crystal Palace and Beulah Hill, with clay subsoil that sheds surface water onto lower-lying streets and gardens. Semi-basement and lower-ground flats common in this area can take in groundwater through subfloors and screed after heavy rain or a burst pipe, leaving damp trapped near solid floors where it is easily missed until mould appears.
