Leak to dry to treated, one company in Edgware
Edgware's housing stock is dominated by 1930s Metroland semis and bay-fronted terraces built on clay with solid or early cavity walls, alongside post-war estates and newer flats near the town centre and station. Lath-and-plaster ceilings, suspended timber floors and enclosed wall voids common to this era all hold moisture far longer than modern materials, making thorough drying essential after any leak.

Drying challenges in Edgware homes
Lath-and-plaster walls and ceilings in Edgware's inter-war semis
Many Edgware streets, particularly around Deansbrook and Canons Park, still have original lath-and-plaster internal walls and ceilings dating from the 1930s building boom. Once saturated by a burst pipe or roof leak, this plaster holds water within the lime and horsehair mix, softening and sagging if not dried properly, and readily supports mould growth behind skirtings and coving if left untreated.
Suspended timber ground floors and hidden subfloor voids
The bay-fronted semis and terraces typical of Edgware were largely built with suspended timber ground floors over ventilated voids. When water gets under the floor from a plumbing leak or rising groundwater, it can sit undetected in the void, soaking joists and floorboards. Poor sub-floor ventilation, common where airbricks have been blocked over the decades, slows evaporation and raises the risk of joist rot.
Concrete screed floors in flats near Edgware town centre
The purpose-built blocks and newer developments around Edgware station and Broadwalk sit on solid concrete screed floors, which absorb and retain moisture far more slowly than timber. A leak from an upstairs flat can saturate the screed and insulation layer beneath, trapping damp for weeks and risking leaks tracking sideways into neighbouring units if drying is not managed correctly.

I recently used a damp and mould specialist company and was extremely impressed with the service from start to finish. From the initial survey, they were knowledgeable, thorough, and took the time to clearly explain the cause of the issue rather than just treating the symptoms.
