Drying challenges in Earls Court homes
Solid brick walls and lime plaster
Many Earls Court terraces still have solid brick walls finished in lime plaster rather than modern gypsum. Lime is porous and holds water differently, so after a leak it can look dry on the surface while remaining damp underneath for weeks. Drying too fast with high heat risks cracking original mouldings and cornicing common in these period conversions, so controlled dehumidification is needed instead.
Stacked flats sharing floors and risers
With so many terraces split into three or four flats, a burst pipe or overflowing bath on an upper floor typically saturates the ceiling and joists of the flat below, and can track down through shared risers to units beneath that. Drying often has to run across two or three separate leaseholds at once, with access and timing agreed between neighbours before subfloors and voids can be checked and dried properly.
Below-ground and lower-ground flats
Earls Court has a large number of lower-ground and basement conversions beneath its grand terraces, many with limited natural ventilation and screed floors laid close to the original ground level. Water ingress or a leak here saturates screed and subfloor insulation that has nowhere to evaporate to, creating conditions for mould to establish quickly against solid, poorly breathing walls unless drying is fast and thorough.
