Leak to dry to treated, one company in Covent Garden
Covent Garden's homes are mostly upper floors above shops, restaurants and theatres in converted Georgian and Victorian terraces, alongside mansion blocks and a handful of former warehouse conversions around Neal's Yard and Seven Dials. Solid brick construction, lime plaster, timber floors and shared party walls with commercial units below mean a leak rarely stays contained, and drying takes longer than in modern housing.

Drying challenges in Covent Garden homes
Lime plaster and solid brick walls
Many flats above Covent Garden's shopfronts still have original lime plaster on solid brick, common in the area's Georgian and Victorian terraces. This construction is breathable and holds moisture differently to modern gypsum board and cavity walls, so it needs slower, controlled drying. Rushing it with high heat or sealing the surface too soon traps damp behind the plaster and encourages mould to develop out of sight.
Leaks through mixed-use buildings
A large share of Covent Garden properties sit above restaurants, cafes and retail units, sharing floor voids and party walls. A burst pipe or overflow in a flat can travel down through timber joists into the commercial space below, or a kitchen leak downstairs can saturate a residential floor above. Drying these buildings means checking both levels and coordinating access with business tenants, not just the affected flat.
Converted warehouse and loft floors
Around Seven Dials and Neal's Yard, former warehouse buildings converted into flats often have concrete or screed floors laid over older timber structures, plus exposed brick walls left as a design feature. Water can sit within the screed for longer than expected, and exposed brick absorbs moisture readily. Without proper monitoring, these floors and walls can feel dry on the surface while still holding damp underneath.

Really impressed with the whole experience. The surveyor did a proper, thorough job and didn't rush anything, they got to the root cause of the damp and explained it all clearly. Detailed, professional and reassuring from start to finish. Couldn't recommend them more highly.
