Leak to dry to treated, one company in Chessington
Chessington's housing runs from 1930s semis and cottage-estate terraces around Chessington South to post-war council-built houses and newer estates near Chessington World of Adventures. Many properties have suspended timber ground floors and solid brick cavity walls typical of their era, both of which hold water differently, so a leak on a Hook Road semi behaves nothing like one on a Garrison Lane new-build.

Drying challenges in Chessington homes
Suspended Timber Floors in Chessington's 1930s Semis
The semi-detached houses around Bridge Road and Moor Lane were built with suspended timber ground floors over ventilated voids. When a burst pipe or overflowing bath saturates these joists and floorboards, water tracks along the timber and pools in the void below, out of sight. Left unchecked, this leads to swelling, warping and fungal decay, so we check sub-floor voids as well as visible flooring during drying.
Solid Screed Floors in Newer Chessington Developments
Later estates near Chessington World of Adventures and the Garrison Lane area typically use solid concrete floors with a screed topping, often under laminate or tile. These absorb and retain moisture slowly, meaning a leak can look dry on the surface within days while the screed underneath stays saturated for weeks. We use moisture meters and, where needed, drilled monitoring points to confirm the screed has genuinely dried before flooring goes back down.
Cavity Wall Saturation in Chessington's Council-Built Terraces
The cottage-style terraces and semis built by the former London County Council around Chessington South have brick cavity walls that can trap water after a leak from an upstairs bathroom or a failed roof gutter. Moisture sitting in the cavity keeps plaster and skirting damp for far longer than expected, encouraging mould behind fittings. We ventilate and dehumidify methodically rather than assuming a wall is dry once its face feels cool to the touch.

Really impressed with the whole experience. The surveyor did a proper, thorough job and didn't rush anything, they got to the root cause of the damp and explained it all clearly. Detailed, professional and reassuring from start to finish. Couldn't recommend them more highly.
