Leak to dry to treated, one company in Canonbury
Canonbury's streets are dominated by Georgian and early Victorian terraces, many listed, alongside grand villas since converted into flats. Solid brick walls, lime plaster and suspended timber floors were never built with modern extensions or damaged pipework in mind, so leaks spread quietly through old masonry and voids rather than draining away, leaving drying jobs that need patience and the right approach.

Drying challenges in Canonbury homes
Lime plaster on solid brick walls
Many Canonbury terraces still carry original lime plaster on solid brick, particularly in period rooms that owners are keen to preserve. This breathable but porous material draws water upward and sideways once saturated, and drying it with the wrong equipment can crack cornicing or loosen plasterwork entirely. Careful, monitored drying is needed to save these surfaces rather than force moisture out too quickly.
Converted flats and shared floor voids
A large share of Canonbury's grand villas have been split into flats over the decades, meaning a leak on an upper floor often tracks down through joists and voids into a neighbour's ceiling below. Suspended timber floors and hidden service risers common in these conversions can trap water for weeks, so checks need to extend beyond the flat where the leak was first noticed.
Lower ground floors and older screed
Basement and lower ground floor flats, common along Canonbury's terraced streets, sit closer to the water table and often have older concrete screed or solid floors with limited damp-proofing. Once saturated, these floors release moisture slowly back into the room, encouraging mould around skirtings and joinery unless drying continues well past the point the surface appears dry to the touch.
