Drying challenges in Brighton homes
Lime plaster and solid brick walls in Regency and Victorian terraces
Many Kemptown, North Laine and Hanover homes still have solid brick walls finished in lime plaster rather than modern cavity construction or gypsum board. Lime plaster can hold moisture for weeks after a leak, and drying it too fast with high heat causes it to crack and blow off the wall. We use gentler, monitored dehumidification suited to lime and solid masonry so the original fabric survives.
Basement and lower-ground flats prone to standing water
Many Regency terraces on Brighton's seafront and Kemptown streets were divided into flats, leaving lower-ground and basement units below or near street level. After a burst pipe or heavy rain these spaces collect water against solid floors with little natural ventilation, so screed and subfloor timbers stay saturated far longer than upper flats, raising the risk of trapped moisture and mould in skirting and stud walls.
