Drying challenges in Borough homes
Solid brick terraces and lath and plaster walls
Much of Borough's Victorian terraced housing was built with solid brick walls and lime or lath and plaster internally, with no cavity to interrupt moisture movement. Once water gets in, it tracks upward and sideways through the masonry and plaster keying, often surfacing well beyond the original leak. Drying has to be slow and monitored, as aggressive heat can crack old lime plaster and cause it to detach from the laths.
Converted warehouse flats with concrete floors and hidden voids
Around Bankside and Snowsfields, former warehouses and commercial buildings have been converted into flats with concrete floor slabs, screed toppings and boxed-in service voids for pipework. Water leaking above a concrete floor spreads laterally beneath skirtings and can sit trapped in the screed for weeks. Hidden risers and duct voids shared between units also mean moisture and mould can develop out of sight, in a neighbouring flat's wall cavity.
Post-war blocks with mixed construction and communal risers
The council estates and mansion blocks around Elephant & Castle and Newington mix concrete floors, block walls and later stud partitions, often with shared risers running between flats. A leak on one floor can saturate the slab and travel through communal service ducts to units below, so drying frequently needs coordinating with neighbouring flats and the managing agent, not just the property where the leak started.
