A pipe has burst. The water is off, but the damage is already done: floors are wet, walls are wet, and somewhere in the background an insurer or a loss adjuster is asking a straightforward question you cannot yet answer, which is when the property will be dry enough to start reinstatement work. This is for the point after the leak itself has stopped: the plumber has been, the stopcock is off or the pipe is capped, and what is left is a property holding water it should not be holding: soaked floorboards under a Victorian terrace in Thornton Heath or South Norwood, a screeded slab in a 1930s semi in Purley or Sanderstead, or a party wall shared with a neighbour in one of Croydon's long terraced rows. Step three: a readings visit and a written report, every week. Once the equipment is running, we return every week and take the same readings, at the same points, the same way as the first visit. Each visit produces a written report: the readings, the date, the room, and how that compares with the week before. This is the record that shows a trend, not just a single number, and it is the record an insurer or loss adjuster can actually check against.
Step four: the Certificate of Dryness, once the readings are dry. The Certificate of Dryness is added once two consecutive weekly visits show the property back at dry readings. That two-visit rule exists because a single dry reading can be a fluke of the day, a warm afternoon, a radiator left on, whereas two consecutive dry readings a week apart show it holding. It is not something you buy when you book: it is added by us once the readings support it, and it sits alongside the full run of weekly reports as the record you hand to your insurer or loss adjuster before reinstatement starts.
