Solid concrete floors on the postwar estates
Much of White Oak and the Christmas Tree Estate was built with solid concrete ground floors laid over a damp-proof membrane, often finished with vinyl or laminate. Once water gets underneath, it has nowhere to escape and sits trapped against the membrane for weeks. Surface readings can look deceptively dry while moisture stays locked below, so we check subfloor moisture directly rather than relying on the top layer alone.
Saturated solid brick walls in Swanley Village and Hextable
The older cottages around Swanley Village and Hextable have solid brick walls with no cavity, often finished in lime or older sand-cement plaster. A burst pipe or roof leak drives water straight through the masonry, and dissolved salts travel with it into the plaster. Drying these walls too quickly or with the wrong approach pulls salts to the surface and causes the plaster to blow, so we control the rate carefully.
