Drying challenges in Dulwich homes
Lath and plaster ceilings in period conversions
Many East Dulwich and Village terraces retain original lath and plaster ceilings and cornicing, now split into flats. A leak from an upstairs bathroom soaks the timber laths and horsehair plaster before it shows below, leaving the ceiling bowed or soft. Drying has to be slow and monitored, as forcing heat too quickly can crack historic plaster and cornice work that owners are keen to preserve.
Solid brick walls with no cavity
