Drying challenges in Dagenham homes
Becontree Estate suspended timber floors
Much of Becontree was built with suspended timber ground floors over shallow void spaces. When a burst pipe or overflowing appliance soaks these floors, water pools in the void, soaking joists and floorboards from below where it is hard to see. Left unchecked, this leads to swelling, warping and rot, and standard surface drying rarely reaches deep enough into the underfloor space to fully resolve it.
Solid brick walls without cavities
Many 1930s Dagenham semis and terraces were built with solid, uninsulated brick walls rather than cavity construction. These walls absorb water readily during a leak or flood and hold onto moisture for far longer than cavity walls, since there is no gap to break capillary movement. Plaster can stay damp for weeks, and paint or wallpaper applied too soon traps moisture, encouraging mould behind the surface.
Concrete screed floors in post-war infill homes
Later infill housing and low-rise blocks around Becontree Heath and Rush Green were often built with solid concrete floors finished with a screed layer. When these floors are flooded, water penetrates the screed and sits against the slab beneath, taking considerably longer to dry than timber floors. Very positive experience. From the first call every detail of the process was explained clearly which put me at ease. Kerim shared knowledge of what I should expect from the survey, and what to expect from the treatment so I could plan my day accordingly. I was provided a quote the same day which was the most competitive of all the quotes I received. Easy to book, friendly to talk with and completely took away all my stress. Kerim and his team were amazing! Firstly, they surveyed my home and the report they provided was very detailed and found the cause to be a leak from the bathroom. As it was an active leak we were quoted the same day and had his team over the next day to fix the leak. Once the leak was fixed they returned the following week to install drying units and treat the mould. They returned 2 weeks later to collect their machines and provided us with a certificate of dryness which proved it was all dry and fixed. All in all the whole process was efficient and I couldn't fault their service in the slightest. Within a month our home is back to feeling clean and stress free.
