Victorian villas converted into flats
Many of Crystal Palace's grand Victorian villas around Church Road and the Triangle were carved into flats decades ago, leaving original lath-and-plaster walls and timber floor voids sandwiched between separate households. A leak on an upper floor can soak joists and plaster unseen by the flat below, and shared freeholds often delay access, so trapped moisture sits for longer and mould takes hold in the void before anyone notices.

Being one of the highest points in south London, Crystal Palace catches driving rain and wind that solid nine-inch brick Victorian and Edwardian walls, common on Auckland Road and Westow Hill, were never built to shed quickly. Once saturated, these walls hold water deep in the brickwork and lime mortar, drying far slower than modern cavity construction and often pushing damp through to internal plaster long after the weather clears.
1930s semis and ex-council blocks with solid floors
Around Beulah Hill and Anerley, 1930s semis and post-war low-rise blocks were built with solid concrete floors and sand-cement screed rather than suspended timber. When a burst pipe or washing machine leak soaks the screed, water spreads sideways under skirting and flooring, taking far longer to dry than a timber subfloor and frequently causing damp to reappear at wall bases weeks after the original leak was fixed.
