Drying challenges in Crouch End homes
Solid brick terraces and lime plaster
Much of Crouch End was built before cavity walls existed, so a leak soaks straight into solid brickwork and lime plaster rather than being stopped by a damp-proof gap. This traditional plaster holds water for longer than modern gypsum, and drying it too fast with aggressive heat can cause it to crack and blow off the wall, so a slower, monitored approach is usually needed.
Lower-ground and basement conversions
Streets such as Crouch End Hill, Park Road and Tottenham Lane run down a noticeable gradient, and many Victorian houses have been converted into lower-ground or basement flats below pavement level. These are exposed to surface water running off higher ground during heavy rain, and once water gets in it tends to sit against solid foundation walls, soaking screed and skirting before it becomes obvious upstairs.
