Drying challenges in Borehamwood homes
Concrete floors and screed in the 1950s and 60s estates
Much of Borehamwood's post-war council stock, around Furzehill, Cowley Hill and Deacons Hill, was built with solid concrete ground floors and sand cement screed rather than timber joists. When a burst pipe or overflowing bath soaks these floors, water tracks sideways under the screed and sits there for weeks. Surface readings can look dry while the slab underneath stays saturated, risking mould and floor covering failure if drying stops too soon.
Flat roofs on Borehamwood's maisonettes and low-rise blocks
Many of the town's 1960s maisonette blocks near Elstree Way and Meadow Park were built with flat felt or asphalt roofs, which are common sources of slow, hidden leaks after heavy rain. Water tracks along ceiling voids and down into party walls before it ever shows as a stain, so by the time plaster feels damp the timber above and the wall cavity below are often already saturated and need separate ventilation and monitoring.
Trapped moisture in newer insulated flats
The flats built during the Shenley Road and studio-adjacent regeneration use insulated cavity walls and dense plasterboard linings that trap moisture rather than let it evaporate outward, unlike the solid brick of Elstree's older houses. A leak from a neighbouring flat or an appliance failure can leave water sealed inside the wall build-up, so these properties usually need slower, more closely monitored drying to avoid mould developing behind the lining.
