Common causes of mould in Tilbury homes
Solid brick terraces with no cavity barrier
Many of Tilbury's older terraced streets near the docks were built with solid brick walls and no cavity, so moisture moves straight through from the outside face. In colder months this creates cold internal wall surfaces where warm, moist household air condenses, leading to black mould patches on chimney breasts, external walls and behind wardrobes pushed up against them.
Riverside damp and a high water table
Properties close to the Thames and the old dock basins sit on low-lying, often reclaimed ground where the water table sits close to the surface. This raises the risk of rising and penetrating damp through ground floor walls and solid floors, especially in older housing without an effective damp proof course, feeding mould growth along skirting boards and lower wall sections.
1930s council housing and poor ventilation
