Leak to dry to treated, one company in Mortlake
Mortlake's housing runs from Victorian and Edwardian terraces near the High Street and Thames Path to 1930s semis around East Sheen and riverside conversions on the old brewery site. Solid brick walls, original sash windows and older extensions without adequate ventilation make many of these homes prone to condensation and damp-related mould, particularly close to the river.

Common causes of mould in Mortlake homes
Riverside Terraces and Rising Damp
The Victorian terraces close to the Thames Path and Mortlake High Street sit on ground with a naturally high water table, and many still have solid brick walls with no cavity. Combined with ageing damp-proof courses, this allows moisture to track up through walls and skirting, feeding black mould at floor level and in unventilated corners of front rooms.
Converted Flats with Poor Ventilation
Period houses split into flats around Sheen Lane and the Mortlake conservation area often have bathrooms and kitchens without working extractor fans, sometimes converted from box rooms with little natural airflow. Steam and daily moisture build up with nowhere to escape, settling as black mould on ceilings, around window frames and behind wardrobes pushed against cold external walls.
1930s Semis with Ageing Roofs and Gutters
The semi-detached houses off Vineyard Path and towards East Sheen were built with cavity walls but are now reaching the age where roof coverings, flashings and guttering fail quietly. Water tracks in behind rendering or through cracked pointing, leaving mould stains on bedroom ceilings and around upstairs windows long before any leak becomes obvious inside.
