How we find a hidden leak without ripping anything up
The instinct is to lift boards or take a hammer to plaster to go looking. That's expensive, it's disruptive, and more often than not it's wrong: the wet patch on the ceiling is rarely directly under the pipe that's actually failing, because water tracks along joists and down the back of pipework before it ever drips through. Tracer gas. A safe tracer gas is introduced into the empty pipe, then followed with a sensitive detector to the exact point it escapes. It's the right tool for pipes buried under a solid concrete floor, and for small, slow, pressurised leaks that don't lose enough water to show up any other way.
Dye testing. A coloured dye is added to the water and traced to where it comes through. This is the quickest way to confirm or rule out a shower tray, bath overflow, waste pipe or flat roof upstand as the source, because the dye shows up wherever the water is actually escaping.
Thermal imaging. A leak changes the surface temperature of whatever it's soaking into. Our surveyors carry thermal cameras that pick up those temperature differences across a wall or floor, which is especially useful on heating pipe runs and on a warm patch that could be a leak or could just be the heating.
Acoustic listening. Leaking pipes under pressure make a sound, even through floorboards, screed and plaster. We use acoustic listening equipment to trace that sound back along the pipe run, which works particularly well on mains and other pressurised supply pipes, narrowing the leak to a specific area before anything is opened up.
Moisture mapping. We take calibrated moisture meter readings room by room across the walls, floors and skirting near the suspected source. Plotted together, those readings show the extent and direction of the problem, which confirms what the other methods are pointing to before we commit to opening anything.
Used together, these methods usually pinpoint a leak without a single floorboard coming up. Where access does need to be gained, we know precisely where to open before a single cut is made.
What the visit looks like
One of our surveyors comes to the property, talks through what you've noticed (the symptom, when it started, anything you've already tried), and works through the affected areas with the acoustic and thermal equipment plus a moisture meter. Most leak detection visits are completed in a single appointment. You get a written, photographic record of what was found and where, not just a verbal opinion.
What you get
At the end of the visit you have the leak's location confirmed, evidence to back it up (thermal images, moisture readings, notes on where the sound trace led), and a clear recommendation on what needs doing next, whether that's a plumber's repair, drying out the affected structure, or both. If mould has already started to take hold, we'll tell you that too: it can begin within 24 to 48 hours of water exposure, so a leak that's been running for a while is rarely just a plumbing job by the time it's found.

Lambeth is a mix of building types that each hide a leak differently. Victorian and Edwardian terraces around Brixton, Herne Hill and Stockwell were built with suspended timber ground floors and, in many cases, a cellar or void beneath the front rooms: pipework runs under boards that have never been up since the house was built, so a slow leak can run for months before a smell or a soft patch of floor gives it away. Further out towards Streatham and West Norwood the stock shifts to more 1930s semis and purpose-built mansion blocks, along with post-war and ex-local authority low-rise blocks around Stockwell and Vauxhall, where concrete ground floors mean a leak tends to travel sideways under the slab rather than straight down, showing up somewhere well away from its actual source. Across postcode districts SE1, SE11, SE24, SE27, SW2, SW4, SW8 and SW9, and into SW16 towards Streatham, we see the same pattern again and again: the damage appears in one room, the leak is in another, and the only way to be sure which is which is to trace it properly rather than assume.
