Damp, mould & leak services in Stanwell
Stanwell's housing stock ranges from a small Victorian and Edwardian village core around St Mary's Church to large postwar council estates built after 1944 to rehouse families displaced by Heathrow's expansion. Solid-walled cottages sit alongside 1950s-60s cavity-wall semis, low-rise flats and later flat-roofed extensions, each bringing different damp risks from ageing brickwork, retrofitted insulation and ill-fitting roof coverings.

Common damp problems in Stanwell homes
Rising damp in the old village cottages
The older solid-brick cottages clustered near St Mary's Church and the High Street predate modern damp proofing. Many lack an effective damp proof course, so moisture is drawn up through the brickwork and solid floors, leaving tide marks, crumbling plaster and salt staining on internal walls. Cement renders and modern paints applied over the decades often trap this moisture rather than letting it evaporate, worsening the problem.
Condensation in postwar council-built semis
Much of Stanwell was rebuilt with London County Council estate housing in the 1950s, and these cavity-wall semis and terraces now commonly have retrofitted loft insulation and replacement windows fitted without adequate trickle ventilation. Warm moist air from kitchens and bathrooms becomes trapped, condensing on cold external walls and north-facing bedrooms, producing recurring black mould around window reveals and in wardrobes built against outside walls.
Flat roof leaks and high water table flooding
Stanwell sits on gravel terraces close to the King George VI Reservoir, Staines Reservoirs and the River Colne, giving the area a naturally high water table that leaves low-lying gardens and ground floors prone to seepage after heavy rain. Combined with the flat-roofed rear extensions and garages common on the estate's 1950s-70s semis, ageing felt coverings and poor upstand detailing frequently let water track down into ceilings and party walls.
