Damp, mould & leak services in Bellingham
Bellingham is dominated by the London County Council's 1920s cottage estate, one of the largest interwar council developments, built as low-density pebbledash and brick semis and terraces with bay windows and small gardens. Solid or part-cavity walls, original steel-framed windows and shallow-pitched roofs mean the estate is prone to penetrating damp, condensation and mould, worsened by decades of piecemeal repair and modernisation.

Common damp problems in Bellingham homes
Cracked pebbledash and solid walls on the cottage estate
Much of Bellingham's LCC estate housing has solid brick walls finished in pebbledash render, laid down in the 1920s without a cavity. Where the render has cracked or blown, rainwater tracks through to the inner leaf, producing damp patches and mould around chimney breasts and party walls. Many owners render over cracks rather than replacing failed sections, trapping moisture inside the wall.
Flat-roofed rear additions leaking into kitchens and bathrooms
Post-war and later rear extensions were routinely finished with felt or asphalt flat roofs, added to the original cottage footprint to enlarge kitchens and bathrooms. These coverings degrade faster than pitched roofs and are common on Bellingham's terraces and semis, leading to slow leaks around upstands and rooflights that show up as staining and mould on ceilings below rather than an obvious drip.
Condensation mould in bedrooms with original steel windows
Many Bellingham Estate cottages retain small original steel-framed casement windows, or have had these swapped for sealed unit replacements without upgrading trickle ventilation. Combined with modest room sizes and solid uninsulated walls, this produces cold surfaces where warm moist air condenses overnight, leading to persistent black mould around window reveals and in unheated box rooms and rear bedrooms.
